Our experience in the property market gives us the background from which we are able to advise on the services needed to choose and acquire a property, and our contacts on Mallorca mean that we can also advise on those able to deliver the required services.
 

SURVEYS & VALUATIONS
It is a strange fact that, although some 60% to 70% of purchasers in the UK utilize the services of a surveyor or valuer, probably less than 1% do so when buying abroad. Yet the pitfalls are just as great here as in the UK and it remains essential for buyers to know, in detail, the condition of the property they are considering purchasing.
Using only qualified associates, we ensure that reports are designed to "paint a picture" of the subject property in such a way as to enable someone who has never seen the building to acquaint himself of its benefits and its deficiencies.
 

A NOTARY
is paid by public funds and all parties meet at his office on the completion date of the sale where he simply "sees fair play" between Vendor, Purchaser and the Spanish Government. Along with the Vendor and Purchaser he signs the deeds passing on the property to the next owner.
 

A SOLICITOR:
is there to represent one of the parties to ensure that, amongst other things, good title is being passed and that there are no onerous matters affecting the property. It is possible to purchase a property without using the services of a solicitor but under no circumstances would we ever advise it.
We are able to introduce you to International Solicitors, operating from the UK, who specialise in overseas property purchase or to local English speaking Spanish conveyancing solicitors.
Buying a property in Spain is just as straightforward as it is in the U.K. (perhaps even easier) Ð just follow the rules, avoid tall men in sunglasses and raincoats at the airport or in bars Ð and always use professionals.

 

BANKS & MORTGAGE LENDERS
You will be required to open a Spanish Bank Account and apply for a registration number - we can help you here. If you are looking for a loan to purchase the property then this can be achieved by:

1. Using the collateral in your own UK property and borrowing there.
2. Borrowing the money from an Offshore Bank, which deals with Spanish Property. The Spanish property would form the Bank's security.
3. Borrowing from a Spanish Bank Ð again, using the Spanish property as security.

Never are two situations identical - we can advise on appropriate local contacts.

 

LOCAL TRADESMEN
Although not necessarily needed straight away, there will inevitably be a need at some point, sooner or later, when some property work needs to be done.
We can advise our clients on local tradesmen to cover any number of areas of work.
